What to Expect

Inspection

The Inspection will be a thorough, in-depth visual examination of the structure and operating components of the home. The Inspection may take up to 2 to 3 hours depending on the size and condition of the home. Upon completition of the Inspection, you will receive a full, computerized Inspection Report. We will review your Inspection Report and consult with you on any concerns or questions you may have. If you cannot be present, a later appointment can be scheduled for review and consultation of your Inspection Report.

Appointments

We have flexible appointment scheduling, including weekends.

We encourage you to schedule your apointment at a time that will allow you to be present during the Inspection.

What's Inspected

Our Inspection will include the follow components as well as any other components unique to your home.

Exterior Components

Roof, Chiminey, Flashing, Valleys:
evidence of water penetration,matierals, condition.

Siding, Triming, Windows and Storms:
general condition of each.

Landscaping:
Proper grading and its effects on the foundation.

Gutters, Downspouts:
overall condition, effects of dampness in basement and its ability to carry off rainwater.

Driveways, Patios, Decks, Porches, Service Walks:
general condition of each.

Air Condition/Heat Pump:
performance and general condition of each.

Interior Components

Heating System:
Visible portion of furnace and components

Plumbing System:
Water heater, all visible fixtures, pipes and drains tested for operation

Electrical System:
Outside entrance wiring, service panel and visible wiring inspected; testing of outlets and switches.

Wall, Floors, Ceilings, Windows:
general conditions of each.

Garage:
attached/detached; overhead door, service door, electrical and general condition.

Attic:
Visible roof sheating, ventilation and insulatoin.

Basement, Crawl Space, Slab:
Foundation and evidence of moisture penetration.
